Although the planning and construction services are very important, they are far from the sum of all the services of a construction project. Planning and construction work must be carried out by the contractor within the framework of clear specifications from the client. It should be avoided that contracted companies determine these specifications themselves. If the client is represented too weak, it often happens that the companies gain the upper hand through a very strong performance.
In a public, exposed major project, a building freeze was imposed and a change of the MEP planning firm was necessary. A project manager and a new MEP planning firm had already been implemented in the project. The task for the new MEP planner was unclear, so that it brought technical issues direct to the builder. Decisions required could not be solved by the builder without external, technical advise.
In a short period of time we where getting an overview about the most important issues in the project. We then invited all participants to a meeting to listen to the main reasons for the blockades. With permission of the builder we have created an optimized project organigram. In order to relieve the client and the project management, a design manager was installed. Working groups and regular MEP-meetings where organized to find solutions for every technical subjects. From there on the client was furnished with filtered, necessary informations. Decisions which the construction client still had to make were processed and brought in a form. The builder was finaly enabled to decide about the decisions by form in addition with a recommendation for action written by us. The progress of the project was secured.
